October 2024 Ottawa Real Estate Market Update
Surge in Ottawa Home Sales as Consumer Confidence Rises
Ottawa’s real estate market experienced a notable surge in October, with home sales jumping nearly 50 percent as consumer confidence strengthens, fuelled by the year’s fourth interest rate cut.
October Home Sales: A Promising Increase
According to the Ottawa Real Estate Board, a total of 1,179 homes and condominiums sold in October, a significant increase from the 816 units sold in October 2023.
Home Prices Show Mixed Trends
The composite benchmark price for homes in Ottawa rose slightly by 0.4 percent, reaching $639,500 compared to $638,600 in October of last year. Meanwhile, the average price of a condominium dipped by 3.4 percent to $407,000.
Steady Market Activity Reflects Growing Consumer Confidence
Curtis Fillier, President of the Ottawa Real Estate Board, noted the uptick in market activity, attributing it to an increase in consumer confidence bolstered by recent interest rate cuts. “Ottawa’s market is showing consistent activity throughout the year, defying the usual seasonal trends,” Fillier stated. He added that many buyers are cautiously optimistic, hoping for additional rate cuts.
Recent Bank of Canada Rate Cuts Provide a Boost
On October 23, the Bank of Canada announced a reduction in its key lending rate from 4.25 percent to 3.75 percent, marking the fourth consecutive rate cut this year. The Bank’s next interest rate announcement is scheduled for December 11.
Supply Remains a Challenge in Ottawa’s Market
Despite strong sales, Fillier highlighted supply constraints as a continuing issue. “Ottawa’s inventory can shift quickly from balanced to a seller’s market, affecting affordability and accessibility,” he said. Fillier called for innovative solutions to increase inventory and improve market conditions.
Year-to-Date Sales Up, Listings on the Rise
In the first 10 months of 2024, Ottawa saw 11,662 homes and condominiums sold, representing a 9.4 percent increase over the same period in 2023. October alone saw 2,089 new listings, a 10.4 percent increase from the previous year, with 3,354 active listings on the market by month’s end.
