Ottawa home sales Were Up in September
Ottawa’s housing market gained momentum as summer came to a close, with both sales and prices showing growth in September.
According to the Ottawa Real Estate Board (OREB), a total of 1,089 homes changed hands last month. That’s up from 1,047 transactions in September 2024, though slightly below August’s 1,236 sales and July’s 1,318.
The average sale price reached $690,397 in September, compared to $685,551 in the same month last year.
OREB President Paul Czan noted that September reflected the city’s resilience, with sales climbing 2.4 per cent year-over-year and prices remaining stable despite a rise in new listings. He added that townhomes are providing much of this stability, while single-family homes are seeing a softer trend. However, he highlighted that “missing middle” options, such as townhomes, are still not being built quickly enough—something OREB continues to push for.
Inventory is also on the rise. Active listings grew to 4,388 in September, up from 3,971 in August and 4,025 in July.
On the luxury side of the market, Redfin reports that the highest sale in September was a $3.265 million five-bedroom, five-bathroom property on Carrison Drive in Manotick. Other high-end sales included a $3 million home in Gloucester and a $2.999 million property on Kenora Street.
Looking at the bigger picture, sales activity for 2025 remains strong. So far this year, 11,025 homes have been sold in Ottawa, a 3.9 per cent increase compared to the same period in 2024. The average year-to-date price now stands at $699,910, marking a 2.7 per cent gain over last year.
