*Illustrations assume the entered interest rate stays fixed for the full amortization; actual Canadian mortgages renew at potentially different rates. Calculations use semi-annual compounding. Insurance premiums and eligibility are estimates for typical owner-occupied insured mortgages. The Ontario sales tax on mortgage insurance is normally payable at closing, not financed. Homeownership costs exclude utilities, maintenance, land transfer tax and other closing expenses. A 30-year amortization is subject to lender and insurance eligibility. Rates are examples, not live quotes or mortgage qualification advice. Verify your results with a licensed mortgage professional. References: FCAC and CMHC.

How to use this Ottawa mortgage calculator
Enter the Ottawa home's purchase price, your down payment, interest rate and amortization period. The calculator estimates mortgage payments using Canadian semi-annual interest compounding. You can compare monthly, biweekly and accelerated biweekly payments, then include approximate Ottawa property taxes, insurance and condo fees to estimate your monthly housing budget. Download or print your personalized estimate for reference.
What should Ottawa homebuyers include in their budget?
A mortgage payment is only one part of the cost of owning a home in Ottawa. Plan for municipal property taxes, home insurance, utilities, ongoing repairs and, for some properties, condo fees. Closing costs such as Ontario land transfer tax, legal fees and adjustments are separate from regular mortgage payments. For more detail, read our Ottawa homebuying cost guide and first-time buyer closing costs guide.
Ottawa mortgage calculator: common questions
Does this calculator include mortgage default insurance?
Yes. For eligible purchases requiring default insurance, it estimates the premium and adds it to the financed mortgage. Ontario's sales tax on that premium is displayed separately as a typical upfront closing cost. Premiums and eligibility depend on the lender, insurer and mortgage details.
How is a monthly mortgage payment calculated in Canada?
For a fixed-rate mortgage, Canadian calculations commonly convert a quoted annual rate compounded semi-annually into the effective payment-period rate. The estimate assumes that entered rate remains unchanged for the entire amortization, although real mortgages usually have shorter terms and renewals.
Are accelerated biweekly mortgage payments cheaper?
Accelerated biweekly payments typically involve paying half the calculated monthly amount every two weeks. That means 26 half-payments in a year—equivalent to 13 monthly payments rather than 12—which may reduce principal faster and save interest when maintained.
Is a 30-year amortization available to every buyer?
No. Eligibility depends on whether the mortgage is insured or uninsured and on current lending rules. Certain insured first-time buyers or buyers of newly built homes may qualify for 30 years. Confirm your options with a mortgage professional.
Does this estimate tell me how much mortgage I qualify for?
No. Lenders also assess income, debts, credit history, down payment, property details and mortgage stress-test requirements. Use the results as a budgeting illustration, not a lending approval. See our Ottawa home affordability guide.
